That’s because despite the endless amounts of consumable knowledge available at our fingertips – at our literal beck and call – nothing ever compares to the expertise of professionals. This is especially true when it comes to understanding the value of something that isn’t a commodity, like real estate. Find the most pronounced example of a cookie-cutter housing subdivision, and after it’s only a few years old, I guarantee you’ll find material differences in each home enough to sway the values noticeably from one to the next, making it very difficult to peg the market value without a human opinion. Because of that, the wisdom of people with boots on the ground will never cease to be important when it comes to real estate.
While many homebuyers understand the importance of real estate agent expertise in the home buying process, there’s still a misunderstanding as to how an agent’s knowledge can help in the earlier home search process. Clearly, once you have inspections and appraisals and attorneys and lenders and title companies and all of that confusion to deal with, having an agent by your side is more than welcome. But why go it alone while you’re just starting your search? If you can find that perfect hamstring stretch the first time around and save yourself an embarrassing and time-sucking series of awkward yoga poses, why wouldn’t you?

So what’s the lesson here? Agents know their stuff. If you don’t want to spend your weekends looking at homes only to come out disappointed that they weren’t nearly as nice as the photographs made them out to be, then take some advice from the people who have actually seen these homes.
